{"id":291,"date":"2014-06-04T23:27:40","date_gmt":"2014-06-05T06:27:40","guid":{"rendered":"https:\/\/wasatchhomeinspections.com\/?p=291"},"modified":"2014-10-08T18:26:01","modified_gmt":"2014-10-09T01:26:01","slug":"driving-it-home-to-your-buyer","status":"publish","type":"post","link":"https:\/\/wasatchhomeinspections.com\/?p=291","title":{"rendered":"Driving it home to your buyer&#8230;"},"content":{"rendered":"<p>Since I&#8217;ve been a home inspector for 20 years, I am naturally interested whenever I hear a story from a home buyer about their home inspection service.\u00a0\u00a0 When\u00a0their story is negative, (in other words they move into their home and find a negative condition they didn&#8217;t know about)\u00a0I dig in to help them if I can.\u00a0 I ask to see their home inspection report.\u00a0 I find\u00a0either one of two things: either the home inspector was negligent and didn&#8217;t report an obvious deficiency in the home, or they did report it but it was buried\u00a0within pages and pages of\u00a0what I call &#8220;boiler plate&#8221; text.<\/p>\n<p>An example of the former is a new home buyer who moved in and discovered a water\u00a0leak in their basement.\u00a0\u00a0Within minutes I traced it to a chimney\u00a0with missing mortar and falling bricks.\u00a0\u00a0The water was entering the\u00a0chimney and manifesting in the basement.\u00a0\u00a0In this instance, I found no mention of the\u00a0chimney deficiencies in the home inspector&#8217;s report.<\/p>\n<p>An example of the latter is another new home\u00a0buyer who moved in and\u00a0also discovered a\u00a0water leak in their basement.\u00a0\u00a0This time I asked to see their home inspection report and indeed, I found this condition buried within pages and pages of &#8220;boiler plate&#8221; text.\u00a0 In this case, since the condition was mentioned the home inspector was &#8220;off the hook&#8221; &#8211; I guess he feels he had done his job.\u00a0 But the truth is that the condition he described never reached the awareness of the home buyer.\u00a0 Now, you could say that the home buyer didn&#8217;t read his report.\u00a0 But this report was nearly 60 pages long and it was nearly impossible to pull out the important points from the boiler plate text.<\/p>\n<p>This is my point.\u00a0 Many home inspectors consider that their job is done when they perform an inspection and deliver their report.\u00a0 They often treat the &#8220;walk-through&#8221; with the buyer to be an inconvenience.\u00a0 After-all, isn&#8217;t their job done?\u00a0 Well, in my opinion, the job isn&#8217;t done until all the material points made in the report make it from the inspectors head all the way over to the head of the home buyer.\u00a0 It is best for us to think of our service not as just an inspection, but rather as an inspector that makes observations about a home, then provides a consultation with the home buyer until they understand.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Since I&#8217;ve been a home inspector for 20 years, I am naturally interested whenever I hear a story from a home buyer about their home inspection service.\u00a0\u00a0 When\u00a0their story is&hellip; <\/p>\n","protected":false},"author":1,"featured_media":0,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[1],"tags":[],"class_list":["post-291","post","type-post","status-publish","format-standard","hentry","category-uncategorized"],"_links":{"self":[{"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=\/wp\/v2\/posts\/291","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=\/wp\/v2\/users\/1"}],"replies":[{"embeddable":true,"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=%2Fwp%2Fv2%2Fcomments&post=291"}],"version-history":[{"count":4,"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=\/wp\/v2\/posts\/291\/revisions"}],"predecessor-version":[{"id":340,"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=\/wp\/v2\/posts\/291\/revisions\/340"}],"wp:attachment":[{"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=%2Fwp%2Fv2%2Fmedia&parent=291"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=%2Fwp%2Fv2%2Fcategories&post=291"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/wasatchhomeinspections.com\/index.php?rest_route=%2Fwp%2Fv2%2Ftags&post=291"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
